NEW PROJECT: The Barbican Renewal
We are thrilled to announce that Greenway Associates was recently awarded the contract for Cost Consultant services on the Barbican Renewal Programme in a competitive tender process. Appointed by the City of London, the programme seeks to breathe new life into one of London’s most important cultural buildings. Representing the most significant investment in the Barbican Centre since its opening in 1982, the Renewal Programme will preserve its Grade II-listed Brutalist architecture while renewing the complex for those who will shape its next chapter. The programme spans five years, with completion targeted for 2030.

REIMAGINING AN ICON
The Barbican Centre is a defining example of post-war architecture, where concrete, glass, and water converge to create a world-renowned home for the arts. Four decades on, much of its original fabric and infrastructure has reached the end of its life. The Renewal Programme aims to address these challenges holistically, enhancing accessibility, sustainability, and visitor experience across the estate, while preserving the character that makes the Barbican unique.
Phase 1 of the works focuses on key public and back-of-house areas including the Foyers, Lakeside, Conservatory, and Catering Block, as well as waterproofing, fabric conservation, and significant MEP infrastructure upgrades. Enhancements to signage, maps, and wayfinding will make it easier for visitors to find their way around the Barbican’s complex and layered spaces. With design development complete to RIBA Stage 3, the next phase will carry the project through to detailed design and delivery, and culminating in completion by 2030.

OUR ROLE
As appointed Cost Consultant for RIBA Stages 4–7, Greenway Associates will support the City of London in managing and delivering this ambitious five-year programme of works.
Our role includes detailed cost planning, procurement advice, and value management, ensuring that the Renewal Programme remains financially robust while respecting the architectural and heritage sensitivities of the site.
Working alongside a multidisciplinary team including Allies and Morrison, Asif Khan Studio, Arup, and Buro Happold, Greenway Associates will support a scheme that must simultaneously conserve and transform one of London’s greatest cultural spaces.

CHALLENGES AND OPPORTUNITIES
The Barbican’s architectural complexity and listed status bring both constraint and opportunity. Upgrading ageing systems within a live arts venue demands precision and careful sequencing to minimise disruption.
Heritage conservation will be at the heart of every decision: from the exposed concrete finishes that define the Barbican’s aesthetic to the lakeside terraces and conservatory structure that require careful environmental control.
LOOKING AHEAD
The City of London has committed £191 million toward the Renewal’s first phase, representing approximately 80% of the total funding required. Subject to planning and listed building consents, construction is expected to begin in 2027, with completion by 2030.
For Greenway Associates, the appointment represents a significant milestone in our ongoing work within the cultural and heritage sector, following projects for institutions including the British Museum and the V&A.
