We love working on hotels that aim to become part of the local community and have an open-house ‘come on in’ feel! We spend a lot of time in such establishments across the city and that is why we could not pass up the opportunity to work with Ennismore to help develop their latest hotel in West London, from design team appointments and pre-planning to main contract award.
OUR ROLE
Greenway Associates were appointed as Project Manager and Quantity Surveyor for the project. James Denby, Daniel Reid and Royce Prescott made up our key team on this project.
PROJECT SITE
The project is situated on the west side of Shepherd’s Bush Green in close proximity to Westfield shopping centre, the BBC HQ and the O2 Shepherd’s Bush Empire. The site was a former BBC Radio building. Ennismore had plans to covert the building into a 200+ bedroom hotel under the Hoxton brand by 2022.
ORIGINAL SITE & COMMENCEMENT OF WORKS
EPR Architects designed the building to be seven storeys tall with a basement underneath. Their design included a warehouse feel, with traditional rustic brick cladding and Crittall style windows, along with various styling references to the history of the local area. The frontage along Shepherd’s Bush Green was to display a mixture of cafe, working space, restaurant and bar areas, all in the Hoxton open-house style. Bedrooms are equally innovative, with cost efficient designs counter-balanced alongside luxury touches.
Greenway Associates worked on this project as Project Manager and Quantity Surveyor through to main contractor appointment.
Ennismore completed the project to their timeframe, and the hotel is now an operational 237-room hotel with a wraparound bar, a Thai-American diner, and multiple meeting and events spaces.

The completed hotel complements the Hoxton portfolio of international hotels well. The welcoming multi-purpose lobby space, that the Hoxton brand is so well known for, is already a hit with guests and the local community alike. When we visited on a Sunday morning, the Thai-Americana diner was packed and pumping out breakfasts to an eclectic mix of Londoners and tourists too. The interior design, especially the colour palette of ochres, dusty pinks, sage and aubergine is very calming, and makes for a centrally located oasis on one of the busiest round-abouts in West London.
We’re also enjoying watching the Hoxton hotel brand blend retail spaces into their lobby spaces. The fusion between Hotel and Hospitality and Retail is one that we can foresee becoming much more popular! The current retail space in the Hoxton Shepherds Bush is currently focusing a range of plastic free products that customers can purchase by volume or refill size.
