Thirteen Bar is grandiose in gothic luxury and provides a luxurious addition to a street full of musical heritage. Dial8 is the adjoined private club in the basement. Having opened in February 2023, both hospitality venues are already gaining notoriety for their good times and good beats!

OUR ROLE

Greenway Associates was the appointed Project Manager and Quantity Surveyor, with James Denby leading our team on this project.


THE SITE

The site is in Denmark Street, affectionately known as Tin Pan Alley - once a hub for music and culture, and now a street of jam packed with musical heritage. Thirteen Bar and Dial8 are the latest additions to the Chateau Denmark development which is spread out along Denmark Street. The existing corner site consisted of a ground floor space and basement space. The basement had been previously modified to serve as a bomb shelter during the war.

THE PROJECT

The bars are part of the Chateau Denmark development - a boutique hotel and collection of luxury rooms and apartments over 16 buildings that line Denmark St, led by Carrie Wicks of CAW Ventures Ltd. The Chateau Denmark brand combines fine architectural details with a punk & rock music aesthetic. Thirteen Bar (cocktail bar on ground floor) & Dial8 (private club in basement) add to the collection and bring a baroque and gothic charm to the Soho neighbourhood.


PROJECT CHALLENGES

The property had not been used for hospitality purposes previously. Extensive mass barrier ceilings and other acoustic works were required to ensure the premises could accommodate the necessary audio levels while ensuring the neighbouring properties remained unaffected. 

Part of the scope included removing the air raid shelter crash deck layer which consisted of timber and steel beams under the ceiling slab, as well as portions of the supporting masonry walls. This provided space for the new concealed services and helped to improve the floor to ceiling height.

Additionally, comprehensive drainage works within restricted spaces were needed to meet the demands of new kitchen, bars and WCs.

For a hospitality venue of this high standard, to achieve the finishes necessary dictated that most of the items were bespoke. Ensuring the desired quality was attained while keeping within the specified budgets required constant monitoring and reviewing. 

Lastly, a tight programme was in place as we worked to a large Opening event, which was successfully met.
