Greenway Associates is the Project Manager and Quantity Surveyor on the latest retail attraction in Waterloo: Lucky Voice karaoke and cocktail bar. This new addition to The Siding’s hospitality night life was led by James Denby (PM) and Warren Lisher (QS).

Lucky Voice is in the heart of Waterloo, evoking railway nostalgia with it’s dramatic art decor style karaoke bar tucked beneath Waterloo Station, the capital’s busiest and largest train station. Playing on the golden age of rail travel, the venue draws you in with colorful neon lights and a vibrant bar visible from the entrance.

 
 

OUR ROLE

Greenway Associates was the appointed Project Manager and Quantity Surveyor, with James Denby (PM) and Warren Lisher (QS) leading the team on this project.


THE SITE

Accessible from the Waterloo Station and York Road, Lucky Voice is inside The Sidings, 13,000 sq ft of transformed retail and entertainment space within the former Eurostar Terminal. Sitting directly beneath platforms 20-24 Lucky Voice’s latest venue pays tribute to these storied surroundings with an outward facing split-flap display board, complete with song titles and lyrics - a playful twist on departure boards known round the world. While you may no longer be able to get to Paris direct from Waterloo, the venue fit out is designed to nonetheless transport customers - the focal point on arrival is the bar, built out in art deco style with a disco ball suspended above the dancefloor, ready to be admired with a drink in hand as patrons arrive at their favourite night out. The venue includes eight soundproofed private karaoke rooms, a 20-person pod for larger parties, and an exclusive VIP karaoke pod.

Lucky Voice keeps company with iconic South Bank neighbours like Vaulty Towers, Royal Festival Hall, and Leake Street Arches, the ever-changing graffiti tunnel along eight former railway arches beneath Waterloo station.

THE PROJECT

Lucky Voice Waterloo is the karaoke company’s fifth London venue, joining the established bars in Liverpool Street, Holborn, Soho, Islington, and Brighton. An additional venue is in Dubai, with other destinations abroad planned.

Working within a busy retail centre comes with its challenges. Strict safety protocols need to be followed as outlined by the national rail with 24-hours notice before each site visit. A noise mitigation plan is required to be submitted and approved up to 5 days in advance for any noisy construction, requiring precise planning. The team at Greenway Associates worked hard in keeping to the high standards of both Landlord and client for this full retail fit-out, which is an immersion into the world of acoustics, sound-proofing, and complex lighting.

The overall design keeps to the much-loved Lucky Voice brand of fun, indulgent, and nostalgic good times that come from visiting your favourite karaoke bar.
